What Salt Air Does to Concrete in Cocoa Beach

Salt air is the biggest thing working against a slab out here. Sea spray carries chloride, and chloride soaks into porous concrete. Once it reaches the rebar or mesh, the steel rusts and swells. That is what pushes the surface up in flakes, and it shows up faster on a barrier island than inland.

Barrier island sand drains well, so water rarely sits under a slab. That same sand shifts, so the base gets compacted in lifts before any pavers go down. On a sixty year old driveway that is already flaking, you still have choices. Concrete overlays and thin paver overlays go over the old slab instead of tearing it out.

Sealing matters more here than it does on the mainland. Salt and sun both pull color out of stamped concrete, so the sealer needs renewing. We use a breathable sealer so moisture from the sand below can still escape. Pool decks here also get a texture so they stay walkable with wet feet and beach sand.

South of there, Snug Harbor Estates backs onto Edwards Bay, a few blocks from the sand. Around the city golf course on Tom Warriner Boulevard, the Cocoa Isles Country Club section holds mid century block homes. Yard space is tight on these older beachside lots, so we stage material in the driveway and cut on site. Screen cages sit close to the water here, so pool deck resurfacing works around cage posts and skimmer lids.
