Merritt Island sits in the water between the Indian River and the Banana River, with Sykes Creek down the middle. Courtenay Parkway runs up the middle of the island and leads straight to the Kennedy Space Center gate. The median home here was built around 1973, so most of the housing stock is concrete block ranches. Their driveways and pool decks have sat in salt air off two rivers for fifty years.

Merritt Island takes salt from two directions, the Indian River on the west and the Banana River on the east. The canals that run back to Sykes Creek carry the same brackish water deep into the interior neighborhoods. Salt soaks into older concrete and rusts the steel bar inside it, and that rust swells and splits the slab. That is why a 1960s driveway here can spall and flake at the surface sooner than one inland.
The ground under Merritt Island is sand, and the water table sits close to the surface across the island. Sand washes out from under a slab after heavy rain, so poured driveways dip and crack along the joints. Pavers handle that better, since each unit moves on its own instead of fighting one large pour. When the old slab is still solid, paver overlays set thin pavers right on top of it.
Merritt Island is unincorporated, so it reads as a long chain of subdivisions rather than a town center. Catalina Isle Estates was built between 1963 and 1967, and its winding streets still hold their original driveways. Villa de Palmas and Diana Shores come from the same era, both on canals that feed into Sykes Creek. Sykes Cove sits on the same canal system, where back yards hold a dock, a seawall, and a pool cage.
Merritt Ridge in the south has no HOA, so the pattern and the color are entirely your call there. Sunset Lakes up north is gated and deed restricted, so a color and pattern go to the board first. Egrets Landing is newer construction, where builder driveways run plain and narrow and take well to a paver top. On the older river houses along North and South Tropical Trail, pool deck resurfacing does the most good.
