What Cocoa Soil and Weather Do to a Slab

Cocoa sits about 39 feet above sea level, well up from the river. The ground under most of it is loose sand, the same soil the old citrus groves grew in. Sand drains fast, which is good, but it also washes out from under a slab in a hard summer rain. That is why so many Cocoa driveways crack along one edge and drop a half inch.

Old oaks shade a lot of the streets near Cocoa Village, and their roots lift concrete over time. The Indian River sits at the edge of town, so salt rides in on the east wind. It is milder here than out on the barrier island, but old slabs still show it. When the pad underneath is still sound, a concrete overlay covers the damage without a tear-out.

Cocoa Neighborhoods and the Work They Need

Historic Cocoa Village runs on brick-lined streets, with homes that go back to the 1910s and 1920s. A 1922 poured concrete bungalow still stands on Derby Street, a few blocks off the water. Lots there are tight and drives are narrow, so pavers often suit them better than a poured pad. North of the Village, Indian River Drive mixes older riverfront homes with brand new construction.

Diamond Square sits on the south end of the city, where small older homes stand beside new infill builds. Cocoa North and the blocks off Fiske Boulevard run 1970s and 1980s concrete block homes. Many have a screened cage over the pool and a deck that has gone gray and rough. That is where a pool deck resurface or a paver overlay does the most work.

Can you put pavers over the old concrete driveway at my Cocoa Village house?
Usually yes. If the existing slab is stable and drains right, we set thin pavers over the top of it. That keeps tear-out cost down, which matters on tight Village lots where a dumpster is hard to place. If the pad is cracked through or sinking, we say so and price a full replacement instead.
What does a stamped concrete patio typically run in Cocoa?
Most stamped concrete patios in Cocoa run about 15 to 25 dollars per square foot. Price moves with the pattern, the color count and how much old slab has to come out. Pool deck work sits at the higher end, because of the cuts around the cage posts and the coping. We price it on site.
